How long a metal roof really lasts in Laurel Canyon, as opposed to what the wrapper claims.

The number on the wrapper and the number you get are two different things. In Laurel Canyon, a metal roof realistically gives forty years and often well beyond, provided the fixing system and the coating were specified correctly, and the gap between that and the printed figure is explained by conditions the manufacturer never tested for.

What decides how long it lasts

A metal roof is a system rather than a covering. Gauge, coating and fixing method decide how it ages, and none of the three is visible from the ground on the day it goes on. Metal rarely wears out. What fails is the fixing. An exposed-fastener panel is screwed through its face, and every screw carries a rubber washer that hardens in this sun. After fifteen summers those washers shrink, the screws back out, and a roof with two thousand fasteners has two thousand small opportunities to leak.

Why the warranty number is not the answer

A warranty is a commercial document, not a life expectancy. It covers the product against manufacturing defect, and manufacturing defect is not what ends roofs here. Thermal movement is the detail that decides everything. A long panel in this climate grows and shrinks measurably between a July afternoon and the following dawn, and a fixing system that does not allow for that movement will fight it until something gives. Installation and ventilation decide the real number, and neither of them appears in the warranty document.

Pacoima sits on the flat below Beverly Glen, where the ground is level, the summers are long and hot, and the Sherman Oaks wind runs straight through with nothing to slow it. Fastener condition on any exposed-fix section, including washer hardening
Clip engagement and any sign of thermal binding along standing seams
Seam integrity down the full run, not only at the visible ends
Coating condition, with particular attention to cut edges and scratches
Sealant at penetrations, end laps and every transition
Panel oil-canning, which is cosmetic but can point to fixing problems
Corrosion at eaves, cut edges and any point where dissimilar metals meet

Common questions

Does a longer warranty mean a longer life?

Not by itself. Warranties cover manufacturing defects, and manufacturing defects are not what ends most roofs. Installation and ventilation decide the actual service life.

Can I extend the life of what I already have?

Often, yes. Clearing drainage, renewing sealant and fixing small failures early adds years, and it is far cheaper than the alternative.

Metal is the longest-lived option available here, but only if the fixing system suits the movement. Ask how the panels are held down before you ask what they cost. In Laurel Canyon the thing to watch is wind-side edge detail, ridge fixing, and how much the drainage is carrying.
