How long a roof coating really lasts in Hollywood Hills, and what shortens it.

The number on the wrapper and the number you get are two different things. In the Hollywood Hills, a roof coating realistically gives ten to twenty years for silicone over a sound substrate, less for acrylic, and nothing at all over a wet one, and the gap between that and the printed figure is explained by conditions the manufacturer never tested for.

How do I know where in that range my roof sits?

Age is a starting point, not an answer. Condition of the fixings, the flashing and the layer beneath the covering tells you far more.

A coating over a sound, dry, properly prepared roof is one of the best-value things available. Over wet insulation it is money spent trapping the problem where nobody can see it.
